<p>This Valentines Day take a few minutes out of your busy schedule and surprise your children with something that speaks volumes about how much they’re loved.</p>
<p>All you need is a few supplies, a couple of different sized ‘heart’ cookie cutters and lots of imagination.</p>
<p>Send a Secret Valentine</p>
<p>Cut a heart shape out of white construction paper. Write a message in white crayon. Then put the heart in an envelope along with a note explaining to your child that she needs to paint the valentine red for the words to appear. Go one step further and drop it in the mail.</p>
<p>Start Your Morning Off With Some “I Love You” Toast</p>
<p>Instead of ordinary toast make French or ‘toaster’ toast special by cutting the bread with a large cookie cutter. Top your bread ‘hearts’ with strawberry syrup or jam.</p>
<p>Make Heart-Shaped Sandwiches</p>
<p>Spread strawberry jam on one slice of bread then cut a heart shape out of a second slice. When you put the two slices together you have a beautiful red heart jam sandwich.</p>
<p>Pour a Secret Love Potion</p>
<p>Add a little cranberry juice or red food colouring to your children’s apple juice and drop in some ice cubes made of the same liquid. Toss a few cinnamon hearts into each ice cube section before you put the mixture into the freezer. Or simply add a few cinnamon hearts to a bowl of apple sauce.</p>

<p>Hide “I Love You” Coupons</p>
<p>Surprise your kids with heart-shaped coupons tucked under their pillow or under their dinner plates. Ideas could include: an impromptu tickle fest, an extra storybook reading, a back rub, a cookie baking session, a movie and some cuddle time on the couch etc.</p>
<p>Prepare Some ‘Love’ Pasta</p>
<p>Serve spaghetti noodles shaped into a big heart with a tomato sauce centre and heart-shaped garlic toast. Cut heart shapes out of several pieces of white bread. Spread on a little butter mixed with some garlic powder, Parmesan cheese and some dried Parsley. Broil until brown.</p>
<p>Make a Heart-Shaped Pizza</p>
<p>Creatively work your dough into a heart shape and top with pepperoni or salami hearts made from sandwich slices.</p>
<p>Hugs &amp; Kisses (Hershey style)</p>
<p>Purchase a bag of Hershey Hugs and a bag of Hershey Kisses and go wild hiding them all over your home. Attach love notes or clues as to where more can be found.</p>
<p>Give a ‘Krispie’ Kiss</p>
<p>Mix up a batch of Rice Krispie squares but instead of using a pan, mould the rice cereal mixture with the aid of funnel coated with butter or margarine. Depending on the size of funnel used you should be able to make between six and twelve Rice Krispie kisses. To resemble a Hershey’s Kiss, wrap in foil and insert a little note that sticks out a little from the top.</p>
<p>Serve Up Some Heart-Shaped Brownies</p>
<p>Make up your favorite brownie recipe but instead of cutting into small squares cut into hearts. Enjoy all the little leftover pieces yourself – I won’t tell.</p>

<div>Baby gifts can either be easy and fun or a nightmare to shop for. The difference is usually made by the experience of the shopper and how well they know the needs of baby&#8217;s and new parents.</p>
<p>Mum&#8217;s typically love to shop for baby gifts as they know exactly what they needed or would have liked. Yet many shoppers aren&#8217;t Mum&#8217;s or Dad&#8217;s. Maybe a work colleague has just had a baby or the boss has just asked you to get a baby gift for an important client?</p>
<p>There&#8217;s nothing more exciting than a new life coming into the world and picking the right gift is a fabulous way to celebrate an event. An appropriate baby gift is cherished and appreciated buy the parents like no other gift.</p>
<p>There are many wonderful baby gifts to choose from, and some that are probably better left on the shelves.</p>
<p>Practical baby goods are great starting point. Choosing practical items means picking items that are both wanted and needed. Large items like baby cribs, bassinets, high chairs, strollers and car seats are all wonderful baby gifts, even if they are rather expensive and bulky. However they are best left for close family members to buy, as they know exactly what is needed and wanted.</p>

<p>Clothing is always a good idea. All babies need clothes &#8211; and lots of them! New parents are amazed by the quantity of clothes and nappies they need on a daily basis. Of course baby clothes are available in abundance at all stores that carry children&#8217;s clothing. However gift sets, baby hampers or even Baby Buds make for far more imaginative presentation to give clothing a bit of &#8220;wow&#8221; factor.</p>
<p>Toys are another good choice for baby gifts. Plush toys that are made for a baby&#8217;s small hands to grab onto are a wonderful choice. Stuffed animals, rattles, &#8220;lovey&#8221; blankets with tags and different texture, and attachments for car seats and strollers are made in a variety of styles, materials and affordable.</p>
<p>Googling search phrases such as &#8220;baby gifts&#8221;, &#8220;baby hampers&#8221; or &#8220;unique baby gifts&#8221; in your area will uncover many valuable ideas and suppliers. Some gift companies can deliver the same day and most can deliver next day.</p></div>

<p>However, coffee clubs aren&#8217;t the only types of gift of the month clubs. You can get Fruit-of-the-Month clubs for the vegetarian in your life. Flower-of-the-Month clubs are popular with husbands and boyfriends who are constantly screwing up. Sign up your significant other for any of the many Flower-of-the-Month clubs and you have a ready set apology landing at her doorstep every 30 days.</p>
<p>There are a number of other clubs for everyone in your life: Gag-of-the-Month clubs for the prankster in your life; Wine-of-the-Month clubs for the wannabe wine connoisseur; Beer-of-the-Month clubs for the sports fan; Chocolate-of-the-Month clubs for the addicted; Pizza-of-the-Month clubs for the teen or college student; and Cigar-of-the-Month clubs for Granddad.</p>
<p>But how do you decide the best club? The Internet is always a good place to start your research. Go to any search engine and type in Gift of the Month clubs. You will find nearly 1,000 sites trying to sell you everything from DVDs to practical jokes…all shipped monthly to the recipient of your choice.</p>
<p>However, you need to read the payment and delivery plans carefully. Many DVD and CD plans require that you put in a lot of work, sending back a card every month telling them if you want their monthly selection. If you forget, you are stuck with whatever they send. But worse than that, the recipient of your &#8220;gift&#8221; is stuck with the bill. Is that really a gift?</p></div>

For example, in case you have bought a few chick flicks it is a bright idea to add in a package of tissues. When making entertainment baskets you can use a big bowl for the actual basket.</p>
<p>If you are making a gift basket for someone who is a full-time angler you can focus on a fishing theme. You should go to your local fishing store and purchase some hooks, rods, lures and baits. <div>The year our daughter turned 15 she announced that she didn&#8217;t want us to buy her any &#8220;stuff&#8221; for Hanukkah. Huh? Did I hear that right? No stuff? What&#8217;s going on? Did she still love us? Wasn&#8217;t she grateful for the many very carefully selected gifts she&#8217;d received since&#8230; birth? Was she planning on running away and wanting to travel light?!</p>
<p>Actually, the truth was far less sinister and more profoundly personal. As she put it, &#8220;I&#8217;ve had it with holiday commercialism.&#8221; This led to a lively family discussion about needs vs. desires. Form vs. Substance. Carnivores vs. Vegetarians.</p>
<p>NOTE1: Our son was 9 at that time and while he dearly loved and coveted all kinds of &#8220;stuff,&#8221; (except when it came to clearing it off the floor and stowing back where it belonged) he agreed his sister&#8217;s idea merited serious philosophical consideration. NOTE2: Said son is now a college graduate with a degree in&#8230; philosophy.</p>
<p>We love each other in this family and we&#8217;re not shy about showing it. So even though we placed a holiday moratorium on buying each other stuff there was absolutely no restrictions on the act of giving. Of course, without the stuff option to fall back on, we each faced the creative challenge of figuring out what to give.</p>
<p>That first year we abandoned traditional gift-giving our tokens of affection and admiration became more experiential and far-reaching. I&#8217;m talking about live performances and other cultural outings. There were factory tours, waterfall hikes, plus home-made desserts and hand-crafted multi-media presentation.</p>
<p>By far the best innovation emerging from our new tradition was the advent of personalized coupons books. These hand-made packets offered a variety of a dozen or so customized &#8220;goods and services and special privileges.&#8221; If you&#8217;re thinking &#8220;Give my kids a month of dry-cleaning?! A reserved parking space?! Is this woman nuts?&#8221; allow me to explain. The key to coupon success is knowing your recipient.</p>
<p>Daughter, who frequently got busted for talking on the phone after lights out, was thrilled to get: &#8220;This coupon entitles you to use the phone between 11-11:30 on a school night. Homework and all getting ready for bed preparations must first be completed.&#8221; Son, who has always loved sweets, got: &#8220;This coupon entitles you to 2 dozen of your choice of home-made cookies that you don&#8217;t have to share with anyone (unless you happen to be feeling particularly generous). Minimum 24 hour notice required.&#8221; I remember happily receiving: &#8220;I will water all the plants in the house for you for 1 week.&#8221; And David, who spends lots of time hunched over his computer, was delighted to get: &#8220;I will give you a 10 minute shoulder massage.&#8221;</p>
<p>Freeing ourselves from buying stuff has opened the door to a new tradition and kept us out of the malls. Just in case you think I live under a rock, have a heart of stone, and/or am independently wealthy&#8230; none of the above. So, yes, I know times are tough and retailers around the country are wracking their brains to figure out how to get us to regain enough confidence in the economy and our future earning power to get ourselves down to the mall and do our part for the recovery. I get that. And this No-stuff Gift Guide isn&#8217;t meant as an all or nothing deal. I mean, let&#8217;s face, there is very cool stuff in stores. And sometimes the special something your kid craves is just what you want to give, and if you can, go ahead and give it. Then knock yourself out on the kid&#8217;s joy when he/she receives your gift.</p>
<p>All I&#8217;m saying is that you are not and never have been required to go into debt buying stuff that&#8217;s out of synch with your innate sense of what&#8217;s appropriate and healthy for your child.</p>
<p>So, if you&#8217;re looking for some extra meaning during this holiday season and a little less wear and tear on your family values, you might talk to your kids about alternatives to traditional gift-giving. It may not be coupons, but your family will likely come up with all kinds of great ideas. When we explore more creative ways to show our love for each other, we celebrate the uniqueness of each of family member. Now there&#8217;s a gift!</p>

			<content:encoded><![CDATA[<p>I saw a cartoon the other day that was pretty funny, but also pretty sad when you think about it.  It showed a couple sitting across from a mortgage lender, and the caption read, “We’re here to apply for a tank of gas.”  With increases in prices for just about everything, it gets more and more difficult to stash away a nest egg for a down payment.  And pretty much every loan requires some part of down payment, even if you get a 100% financing loan.  After all, you still are generally going to be required to put down some earnest money on your contract and in most cases, pay for an appraisal up front.  You may have been trying to save it up on your own, but it may be time to accept some help from your family.</p>
<p>Most loan programs, be it Conventional, FHA, VA or Rural Housing, require the borrower to pay for something.  In particular, FHA and Conventional home purchases want a minimum of 3% to come out of the borrower’s pocket.  If you are doing a Conventional loan, you still can’t receive a gift for your 3% down payment, but you can use a gift to help with closing costs. However, FHA will allow your source of down payment to be a gift.  So, if you find yourself a bit short on cash, you may need to ask someone to gift you the down payment or closing costs (or if your really lucky, and it’s allowed – both!).</p>
<p>All lenders are particular about just who can give you a gift for your down payment or closing costs.  Pretty much across the board, the gift must be from a blood relative.  You may have to prove that the gifter is a relative thru birth certificates, christening records, etc.  Strange but true.  Conventional loans will also allow an employer to give you a gift.  But in any case, the most important factor is that whoever is giving the gift does not expect to be paid back.  A certification to that effect will be required to be signed by the donor.  Otherwise, it’s really a loan, now isn’t it?  And as a responsible lender, we’re going to include that payment in your debt to income ratio, and we’ll probably want a bunch of documentation to prove the terms, etc.  So, make sure it truly is a gift.</p>
<p>As of the date I’m writing this article, FHA will allow for down payment assistance programs, such as Nehemiah or Ameridream.  Lenders view these products as “gifts” in a sense. They are basically seller concessions funneled through the down payment assistance channels.   However, by the time this article is published, they may be null and void.   It’s currently being reviewed and could go away.  Or it may still be there, but just know it’s under review.</p>
<p>Lenders are very particular about how the gift funds reach the closing table.  If you deposit the gift before closing, you have to show it coming out of the donor’s account and depositing into your account.  It’s a lot of paper to collect.  The easiest method is for Grandpa or your Great Aunt to just send a cashier’s check payable to you and your title company to the closing table.  Smoother, quicker, simpler.</p>
<p>Gifts are a wonderful thing, and a gift of a down payment is a useful gift.  After all, I think it’s safe to say that homeownership is one gift that keeps on giving, wouldn’t you?</p>
